'What buyers in these areas really want is really large apartments and brand-new homes─that is the absolute Holy Grail,' says Ed Mead, a director of Douglas & Gordon estate agents. In order to achieve this, developers buy up two or three adjacent houses, keep their historic facades intact to satisfy the local planning authorities and tear down the rest of the property behind them.

Its independent status means no capital-gains tax, wealth tax, Stamp Duty (compared with a levy of up to 7% imposed on mainland property purchases) or inheritance tax. All that, combined with a top rate of income tax of 20%, makes the area attractive to the very wealthy.
